Cancellations received before the signed Residential Tenancy Agreement commencement date
1. Cancellation requests must be submitted in-writing via e-mail.
2. If cancellation is requested before the agreement start date the customer is liable for the payment of rent for the room as stated in the tenancy agreement until an approved replacement is found. Please be aware that the property management is obliged to fill rooms that are already vacant before newly departed rooms can be filled, following a queue.
3. The property management reserves the right to recover reasonable costs (included but not limited to cleaning, advertising, administration costs and loss of rent) for agreement cancellation and early termination from the holding deposit or bond payments until a replacement tenant is found. A Cancellation /Reletting Fee of $150 applies and must be paid directly to the property management as it cannot be deducted from the bond.
4. Residents are responsible for rental payments according to the Residential Agreement for the whole period of their agreement or until such time as an approved replacement is found (whichever comes first).
5. The property management must approve all replacement tenants. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom the property management already holds an agreement.

1. Cancellation requests must be lodged by completing a Notice to Leave by Tenant, available upon request at Property Reception.
2. A Cancellation /Reletting Fee of $150 applies and must be paid directly to the property management as it cannot be deducted from the bond.
3. Residents are responsible for rental payments according to the Residential Agreement for the whole period of their agreement or until such time as a suitable replacement is found (whichever comes first). Please be aware that the property management is obliged to fill rooms that are already vacant before newly departed rooms can be filled, following a queue.
4. The property management must approve all replacement tenants. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom the property management already holds an agreement.
5. The outgoing tenant should allow at least 3 working days for cleaning and maintenance to be done after their departure and prior to the contract commencement date of the incoming tenant. Rent for such time is payable by the outgoing tenant.
6. Departing tenants are required to complete a Bond Claim Form prior to departure. Bond monies will be processed on the updated end date of the current Residential Tenancy Agreement, subject to apartment inspection following the property management Rules.
7. On the day of departure, room key is to be returned to Reception prior to 10:00am. Keys returned after 10:00am will incur additional charges unless prior arrangements have been made with Property Administration.
1. When you book, you are required to pay a 1-week deposit to reserve your room.
2. This deposit will go towards your first rental payment.
3. A deposit will also be required If you book a short-stay.
1. You are required to pay a bond (equivalent to 4 weeks rent) within 2 weeks of the deposit payment.
2. It will be refunded to you at the end of the tenancy, provided you have no outstanding rent, damages to the room or cleaning fees.
3. If you book a short-stay you do not need to pay a bond.
1. Students could choose pay in full or pay by instalment.
2. If you choose pay in full, it is necessary to pay full rent before your check in date.
3. If you choose pay by instalment, you need to pay the rent of the next 28 days on rent payment date every month.

As an Eligible international student, you can enter into a Residential Tenancy Agreement with the property management before receiving and accepting an offer to study at University, with the knowledge that you may apply to terminate your Residential Agreement with limited liability. If you are an international student (students coming from overseas), the property management will release any qualifying international students up to and including the first 14 days of your lease agreement.
If you are notified by Department of Immigration that you have not received a Visa to study in Australia:
1. You must notify the Property Management in writing (Resident Notification) within 3 days from receiving notification from the Department of Immigration.
2. If you comply with all of the above terms, your liability under the Residential Agreement will be limited to the Residential Fees and other charges payable under the Residential Agreement from the contract start date to the date the Management receives the Resident Notification from you. Your holding deposit (1 weeks rent) and any advanced rent payment made to the property management will be returned to you.
3. Any resident cancelling after the first 14 days of your lease agreement commencing is liable for rent until a replacement is found.
If you are a first-year student or a student studying for the first time at University, or transferring from a University outside of Adelaide (“First Year Student”), the property management will release any qualifying First Year Student from their agreement up to and including a specific time period should you not receive an offer to study at your chosen institute.
1. Documentation with supporting evidence (for example notification from the University) must be received in order to be released from the agreement.
2. Once the documentation is provided then the agreement will cease.
3. Your liability under the Residential Agreement will be limited to the Residential Fees and other charges payable under the Residential Agreement from the contract start date to the date the Property Management receives the Resident Notification from you.
4. Any resident cancelling after the specific time period is liable for the payment of residential fees for the room allocated to them until an approved replacement is found.
This property does not offer a cooling-off period. All contracts are legal and binding.
