The property does not offer any cooling-off periods, all contracts are legal and binding.

1. If you'd like to terminate early, the property requires a 60 days minimum notice.

2. The notice is considered effective from the 1st day of the next rental period. For example, if you submit your 60 days notice on May 15th, it will count as 60 days from June 1st.

3. Should you wish to exercise the option to terminate your lease prior to the agreed-upon end date, the property requires a surrender fee equal to 1 month's rent if your requested new lease end date is between June 1st & August 31st.

4. For requests with new lease end dates between September 1st & April 30th, the termination fee is 1.5 months' rent. The fee is paid upfront at the date of the notice.

1. To book a room with the property, you need to pay either:

(a) A non refundable security deposit equal to one month of rent, or

(b) A one time move-in fee of $500 (per room).

2. Your upfront costs are determined by your move-in date and length of stay.

(a) If your move-in is before the 10th of the month and your stay is more than a month, your upfront costs will be:

1. Security Deposit.

2. First month's pro-rated or full charges.

(b) If your move-in is on or after the 10th of the month and your stay is less than two months, your upfront costs will be:

1. Security Deposit.

2. First month's prorated charges.

3. Full second month's charges.

(c) If your move-in is before the 15th of the month and your stay is more than two months, your upfront costs will be:

1. Security Deposit.

2. First month's pro-rated or full charges.

(d) If your move-in is on or after the 15th of the month and your stay is more than two months, your upfront costs will be:

1. Security Deposit.

2. First month's prorated charges.

3. Full second month's charges.

(e) If your stay is for one month, regardless of your move-in date, the property will require your full stay to be charged upfront, including your security deposit (if applicable).

1. To book a room with the property you need to provide them with a guarantor.

2. The guarantor can be both international or US based.

You can stay at ease and easily manage your finances as oil, electric, water, sewer, trash, and internet utilities are all inclusive!

There are also many eateries nearby such as District 7 Tavern, Brendan Behan Pub, and Tavern of Tales: Café & Bar that you should definitely visit!

Save plenty of time on transportation as bus stops and train stations are not far from here! Jackson Square bus stop is a 14-minute drive away from the accommodation. Brookline Hills train station is just a short 12-minute drive away from this property.

1. Membership services fee of $119 per month along with rent needs to be paid.

2. Couples need to pay an additional $250 per month.

3. For pets an additional monthly fee of $50 for a cat and $100 for a dog will be charged.

4. For managing and processing utilities like your internet $6 will be charged.

5. Lock-out fee: $100.

6. If the students use the extra utilities then they will be charged for their usage.
