Both Domestic and International Guarantor.
Guarantors generally required for students. Guarantor must typically have: 1) U.S. residency, 2) SSN, 3) credit score around 650+, and 4) verifiable gross monthly income of at least 3x–5x monthly rent depending on property.
Once you sign the tenancy, you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your tenancy agreement.

- The US$99 holding fee is fully refundable within 6 days of payment. Full refund is applicable whether your booking is finalized with Amber or even if we're unable to find a suitable match for you.
If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
