This friendly, bright, and spacious 3-room apartment with approx. 108 sqm is located on the second floor of a very quiet residential complex with eight units in the northern district of Karlsruhe.

You can park your car directly in front of the building in your own private outdoor
parking space.

FURTHER DESCRIPTION
All living areas are fitted with light-colored parquet flooring, while the wet rooms are
tiled.

The bathroom is equipped with a bathtub featuring a rain shower and real glass
shower partition, a WC, two washbasins, two modern mirrored cabinets, and a storage.

The guest WC includes a toilet and a washbasin with a vanity unit, both made of white
porcelain. It is half-height tiled with modern white tiles.

The new kitchen offers generous storage space as well as a dining area. It features a
family-sized fridge-freezer combination, a dishwasher, an energy-efficient oven, an
induction cooktop, and a microwave. Dishes, glasses, and cutlery are provided for six
people.

The washer-dryer is also located in the kitchen. A drying rack is available for laundry
that is not to be machine-dried.

The bedroom and the children’s room are fitted with floor-to-ceiling wardrobe units
providing ample storage space.

Both the bedroom and the children’s room are equipped with a modern desk with an
integrated power strip, as well as a comfortable armchair.

A play area is set up in the children’s room. A high chair, a potty, and a step stool are
also provided.

For all four beds, two sets of bed linen each, as well as cozy blankets, are provided.
All rooms feature white PVC insulated-glass windows with shutters, as well as white
wooden doors, some with glass inserts.

The entire apartment is furnished with high-quality original paintings.

The apartment is located in a quiet yet central area in the Nordstadt district. By car,
you can reach Karlsruhe city center in approximately 5 minutes. The nearest tram
stop is about a 2-minute walk away. Dedicated bike paths provide a safe and
convenient route into the city center.
