As per the terms set out in the Tenancy agreement all rent monies are due at set dates throughout the year. The property offers a range of different options:
1. A single payment (Aug) or two payments (Aug and Dec) (Guarantor not required)
2. Three payments to coincide with your student loan dates in September, January and April (Guarantor required)
3. Monthly direct debit split between 10 months (Guarantor required)
Students will be required to set up direct debits at the time they sign their tenancy agreement.
Note: Offered For International Students Only :- Pay 50% before you move in and the remaining 50% in December.
The Tenant has a 3 day ‘cooling-off’ period. The Tenant may cancel their contract by giving written notice to property management that the tenant wishes to cancel. Notice must reach property management.
(i) by the end of the 3rd working day after the day confirms to the Tenant that their accommodation booking process has concluded or
(ii) before the first day of the Period of Stay, whichever is the sooner.
For example, if property management notified the Tenant on Tuesday, 10th May that the booking process had concluded, the Tenant would normally have until the end of Friday 13th May for their cancellation notice to reach property management.
However, if the Tenant were to move into the Accommodation on Thursday 12th May, the cooling off period would end on Wednesday 11th May. When property management starts to provide the Tenant with services the cooling-off period will end, even if the Tenant completed the booking process only one or two days beforehand.
- If the Tenant validly cancels during the cooling-off period, property management will reimburse the Deposit and any pre-paid Accommodation Fees within 28 days of receiving the Tenant’s notice of cancellation.
- If the Tenant validly cancels under clause property management will refund to the Tenant any prepaid Accommodation Fees, and the Deposit (or the balance of the Deposit if the Tenant agreed to the £75 Termination of Tenancy Payment being deducted from the Deposit).
If the Tenant does not validly cancel their contract under above clause, the Tenant must pay the Accommodation Fees in full for the Period of Stay unless and until all of the following conditions are met:
(a) replacement occupier, reasonably acceptable to property management, agrees to take the Accommodation for the remainder of the Period of Stay (property management will use reasonable endeavours to help the Tenant find a replacement, but cannot guarantee that a replacement will be available);
(b) the Tenant pays a £75 Termination of Tenancy Payment to property management (or agrees in writing that property management may deduct the cancellation fee may from the Deposit) as a contribution to the cost of administering the change of occupancy;
(c) the Tenant has paid all sums due under their contract for the Accommodation or agreed in writing that these may be taken from the Deposit;
The replacement occupier must not already be in property management. If the Tenant introduces the replacement occupier, that replacement shall be allocated to the Accommodation. If the Tenant does not introduce a replacement occupier, property management shall be entitled to allocate prospective occupiers to rooms that are already available to let, until all such rooms are occupied, before allocating a replacement to the Accommodation and releasing the Tenant from his/her contract
Cancellations before you have moved in
Outside of the cooling-off period outlined, you may request to cancel your accommodation contract by e-mail.
A Termination of Tenancy payment of £75.00 will apply which they may deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to them to take over your accommodation contract.
They will use reasonable endeavors to help you to find a replacement tenant but cannot guarantee that a replacement will be available. They will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied.
Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation. Once the replacement tenant has completed all the required documentation and made any payments that are due, they will process the refund of your security deposit if applicable and refund any advance rent payments that may be due to you.
Cancellations after you have moved into the accommodation
The cooling-off period ends once you have moved into the accommodation, even if you move into the accommodation within 3 working days of concluding your contract.

Any security deposit refund or advance rent payment refunds due to you will be paid once the replacement tenant has completed all the required documentation.
Please note they will only assist you to find a replacement tenant for you once full occupancy has been achieved for the property. This does not affect your statutory rights. Please refer to the standard terms and conditions attached to your Accommodation Contract for full details of terms.
The different modes of payment are:-
1. Direct Debit (from your UK bank account)
2. Card Payment (via credit and debit cards)
1. A guarantor is not needed if you are paying in 1 (upfront) or 2 instalments
2. A guarantor is needed if you are paying in instalments (for paying in 3 & 10 instalments as per your student loan disbursal),
3. Your guarantor must be a permanent UK resident over the age of 25 and financially independent, full time employee preferred (They must be able to provide proof of residence in the form of a council tax bill, utility bill or bank statement which is no more than three months old).
4. The property does not accept international guarantor.
The property does not require you to pay any deposit, booking fee or advance rent.
