Phoenix Place is a luxurious student accommodation in Liverpool that wont burn a hole in your pocket. Offering a range of spacious en-suite rooms and studios, that is purpose-built to keep you comfortable at all times. Moreover, the University of Liverpool is just a 4-minute drive away and Liverpool John Moores University is an 8-minute drive away from the property, making it one of the most perfect student accommodations in Liverpool. 

1. In order to secure your room, you need to pay a refundable deposit.


2. The deposit will depend on the room type you select, (GBP 150 for En-suites and GBP 200 for private rooms) this might change due to availability, please get in touch with your amber agent to know more.


3. Your deposit will be returned to you within 30 days of the end of your tenancy, if there are any deductions then you will be alerted by the property for this.

1. If you choose to cancel your booking with the property management, you have 7 calendar days after signing your AST to do so if booking prior to 1st August (where a tenancy has been sent prior to 1st August).


2. If you choose to cancel your booking with the property management after (and including) 1st August, you have 24 hours after signing your AST to do so for all tenancies starting up to (and including) 30th September (where a tenancy has been sent out from 1st August).


3. If you made your booking fewer than 7 calendar days before your AST start date (or 24 if booked after 1st August), you may cancel your booking up until the day prior to your tenancy start date, without incurring penalty.


4. If you choose to cancel your tenancy after 24 hours and within the cooling off period, then the property management reserves the right to retain the deposit (or part thereof) in lieu of expenses incurred.

1. If you have a UK guarantor then you are able to choose between 4 or 9 instalments.


2. If you do not have a guarantor then you will need to pay in full and prior to your arrival.


The exact details (due date and amount) can be found in your tenancy agreement.




Please note: For tenancies of less than 40 weeks a maximum of 4 instalments will be offered.

Phoenix Place lets you choose from a range of en-suite rooms and studios that is fully furnished with a comfortable bed, a spacious wardrobe and a personal study table and chair. The rooms also have an attached bathroom and a fully fitted kitchen. The accommodation also offers amazing amenities like a reception that offers a warm welcome to everyone but is also furnished with a cushy sofa and post boxes for your mails. The accommodation also has an outdoor area and a communal area with TV to hang out with your pals. Thats not all, you also get bike storage, laundry facilities, high-speed wi-fi, full time CCTV surveillance, a Fob entry system, recycling facilities and an all-inclusive bill.

Phoenix Place has a prime location on Prince Edwin Street and is also a short walk from the city center, giving you best of both worlds. After a long day, take a stroll and clear your mind at the Everton Park And Garden, located just a 9-minute walk away from the property. On a weekend head over to the Museum of Liverpool, which is just a 9-minute ride away, to learn about the rich history of the city or if you want something more liberating, go on a shopping spree at St Johns Shopping Centre. The area also offers a variety of restaurants to pour water on your hunger fire, like Fattoush Restaurant, Trattoria 51 and Hee Kee Restaurant, all of which are located nearby to the property.

Phoenix Place is located is in a prime spot that is just a 3-minute away from Rose Place bus station, and a 4-minute walk away from Virgil Street bus station and Liverpool Lime Street train station is also 4 minutes away from the accommodation.

This is applicable to undergraduate first-year students only.


If you are a prospective first-year undergraduate student, and your offer of a place at your preferred university/higher education institution is withdrawn as a result of not achieving the required entry grades, you will be eligible to receive a refund of your deposit.


You may also be eligible to cancel under No Place, No Stay if you choose to go to a different university, in a city that does not have availability in the property management's property, because you have exceeded your expected grades.




To cancel under No Place, No Stay, you must supply either:


1. A copy of a written rejection  from your chosen university/college or UCAS, which confirms that the results you required for acceptance were not achieved.


2. A copy of the proof of acceptance to a new university by UCAS adjustment.


This must be received by your property management within 5 calendar days of the date on which your results are published. On receipt of the required documentation, the agreement will be cancelled with a refund of your deposit.




Please note that if another of the property management's property is within the city for your alternate University then the above does not apply – you will (subject to availability) be offered a room within the alternate property and be required to sign an alternate AST with the new accommodation. If there is no availability, then your AST from your original property will be cancelled.

If your Visa has been refused then you will need to contact your accommodation team within 5 days of the refusal with the evidence of the refusal in order for your cancellation to be processed and deposit refunded.

You must speak to your local Property Manager if you are thinking about leaving your accommodation. If you do decide to leave your accommodation during your contracted term, the landlord may agree to release you from your contract, providing the conditions set out below are met:




1. You find a suitable replacement (who must be enrolled as a full-time student at a local university or college) to take a new tenancy agreement for your room for the remaining period of your contract.


2. The incoming tenant must sign an AST with Property, providing the relevant requested documents, and where relevant also providing a suitable UK Guarantor.


3. Refunds due will not be processed until the incoming tenant taking over the contract has signed the AST, paid and moved into the accommodation.




Please note that you will be charged for the length of stay you occupied the room, and for any difference in rental amount between yourself and the replacing student (if applicable).




If you fail to find someone to take over your tenancy, you and your guarantor (if applicable) will be responsible for paying the full rent until the end of your contract at the accommodation.

Cancellations by the Property:


1. The Property Management's terms and conditions require you to sign your AST within the period specified on your electronic AST. If you and your Guarantor (if applicable) fail to sign your AST within this timescale, your AST will be automatically cancelled.


2. If for any reason Property is not able to offer you accommodation once your AST is fully signed, they will contact you as soon as possible detailing the reasons why, or offering an alternative solution. If they cannot offer an alternative, or the alternative is not suitable, they will refund all monies paid to the Property.

Direct Debit, card and bank transfer. (Please note that many banks charge a ‘transfer fee’, and you will need to ensure that the money sent covers both the fee and the full rental payment.)

1. In order for you to pay in instalments, you are required to provide a qualified UK Guarantor.


2. International guarantor is not accepted, if you are to pay in instalments.

Deposit for Dual Occupancy will be twice the actual deposit amount.

  • The £50 holding fee is fully refundable within 6 days of payment. Full refund is applicable whether your booking is finalized with Amber or even if we're unable to find a suitable match for you.
