Rent Payments:
If you have a valid UK Guarantor, you can choose to pay your rent in three instalments, which are due in September, January and April.
If you dont have a valid UK Guarantor, you are required to pay the full rent in August, 14 days prior to your contract start date.
Please note you must have paid the rent due by the time you arrive to check in.
Other instalment options may be available, however admin fees may apply.

Cancellation Policy
You can cancel your application up to 14 days after the date your booking is confirmed (the Initial Cancellation Period). For bookings made from 1st August to 30th September, the Initial Cancellation Period reduces to 7 days. As confirmed in your agreement, we will refund the full security deposit.
Please note, 20 will be deducted from the refunded amount to cover international bank charges for deposit refunds made to non-UK banks under these circumstances.
If you cancel your booking after those 14 days, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students and we are able to re-let the room. The replacement tenant must be over the age of 18 and a have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let we will refund your deposit, less any appropriate charges, as well as a deduction of 50 for the variation of the contract.
Covid-19 Special Tenancy Procedures for 2020-21 Academic Year Bookings
Tenancy Agreement
The tenancy agreement is a legal contract between the tenant and Homes for Students. The tenancy agreement is for a fixed term and the student (and guarantor) are liable for the full term of that agreement unless and until express written release is granted.
The usual Termination of Student Tenancy Policy applies for all cancellation requests that are not EXPLICITLY related to the COVID-19 (Corona virus) outbreak.
Initial Cancellation Period A student can cancel a tenancy agreement for up to 14 days after the date the booking is confirmed (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. We will refund the full security deposit. 20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.
Outside the Initial Cancellation Period If a student wishes to cancel outside of the Initial Cancellation Period, and the cancellation reason is explicitly related to COVID-19, then the following applies:

Outside Initial Cancellation Period You may cancel outside of the Initial Cancellation Period in the following circumstances:
20-21 Course which is reliant on IELTS/Pre-sessional course If the student is a prospective first year Undergraduate or Postgraduate student and the offer of a place at the University or Higher Education Institute in the UK is subject to completing and passing an IELTS (or equivalent) in the UK or in the students country of origin, and this is unable to be completed because the IELTS (or equivalent) is withdrawn entirely, the student may be eligible to be released from the 20-21 tenancy agreement.
The student must provide written evidence that the course is no longer taking place at all within 3 days of being notified by the education institute and we will release the student from the 20-21 contract without penalty and refund the deposit paid.
Travel Ban If the student is unable to travel to, or enter, the UK due to a restriction on leaving their country of origin, or a restriction on entering the UK which means they cannot arrive in time to start their course, the student may be eligible to be released from this agreement subject to evidence being provided of a formal travel ban being in force.
There must be a specific government ban in place at the start date of the students course that prevents the student coming to the UK, or entering the UK in time to start their course, and there must be no realistic prospect of a delayed course start date.
Covid-19 Special Tenancy Procedures for 2020-21 Academic Year bookings 2020
20-21 Flexible Start *SOME PROPERTIES ARE EXCLUDED FROM THE 2020-21 FLEXIBLE START POLICY, THIS IS ONLY APPLICABLE AT PROPERTIES AS DISPLAYED If the course start date in the UK is formally delayed by the University or Higher Education Institute, the student may be eligible for a reduction in the 20-21 tenancy length, and start the tenancy later.
The student must provide written evidence that the course start date has been delayed within 3 days of being notified by the education institute, or this must be publicly available and formally announced by the University, the contract may be adjusted accordingly.
If a tenancy agreement is adjusted, the reduction in tenancy length will be by a maximum of the length of the formal delay to teaching unless specifically stated otherwise. Some properties may have a maximum length of delay.
Termination by Choice A tenancy cannot be terminated outside of the Initial Cancellation Period by a student who is already in the UK, or by a student who does not want to attend the university, or who does not want to come to the UK of their own choice. The student remains liable for the entire rent until a suitable replacement tenant is found and all clauses within the tenancy agreement remain applicable. If the room is re-let we will refund the deposit, less any appropriate charges and a deduction of 50 for the administration of the variation of the tenancy agreement.

COVID-19 Cancellation Policy
As we have previously stated, we are very keen to ensure that the current circumstances do not deter students from booking their accommodation - or unsettle those who have already booked - for the 2020/21 academic year. We confirm that the protection under our current cancellation policy covers extenuating circumstances including being unable to travel and illness.
In these circumstances, students who have booked for the 2020/21 academic year - or may wish to book - are eligible to cancel their booking at any time, and iQ will also fully refund any fees paid. Any cancellation application would go through our usual channels and the policy and process are here. We hope this gives reassurance to those who have booked - or want to book - that they can do so without suffering any financial consequences, should the circumstances surrounding COVID-19 make them unable to travel in the future.
Cancellation Policy
Period before you enter into the Tenancy Agreement - Failure to complete your application and enter into the Tenancy Agreement by the Deadline
iQ Student Accommodation reserves the right to not return the Booking Fee and cancel your booking on notice if:
(i) you notify us before the Deadline that you have decided not to enter into the Tenancy Agreement;
(ii) we take all reasonable steps to enter into the Tenancy Agreement before the Deadline and you fail to do so, for example, if you fail to complete your application or provide guarantor details and supporting documentation in good time;
(iii) you provide us with relevant false or misleading information; and/or
(iv) we are prohibited from entering to the Tenancy Agreement because of the Immigration Act 2014 (persons disqualified by immigration status). From the date of cancellation, you will not be liable for the contractual obligations laid out in the Tenancy Agreement, irrespective of whether you have signed it.
Period from and including when you have entered into the Tenancy Agreement
Cancellation by us
Failure to collect your key within timeframe
If you enter into the Tenancy Agreement, and you then fail to collect your key within 5 weeks of the Tenancy Start Date, iQ Student Accommodation reserves the right to: (a) cancel your booking and terminate the Tenancy Agreement and (b) re-let your room. In these circumstances any rent paid by you (including the Booking Fee allocated to the first payment of rent) will not be refunded to cover any losses incurred by us for empty unlet rooms. This provision takes precedence over any provisions in the Tenancy Agreement.
Provision of false or misleading information, persons disqualified by immigration status or failure to complete your application, provide guarantor details or supporting documentation in good time
We may also terminate your Tenancy Agreement for any of the reasons set out above, as set out in more detail in clause 2.4 of the Tenancy Agreement itself.
Cancellation by you
If you have entered into the Tenancy Agreement and you wish to cancel your booking, regardless of whether you have collected your keys, you will remain liable for the contractual obligations set out in the Tenancy Agreement and you may not cancel the booking unless you can provide proof that you fit any of the following criteria:
You notify us of your intention to cancel your booking prior to 1 August.
Your UK Visa application has been denied.
You have failed to obtain the required qualifications to get into your first University of choice.
Extenuating circumstances e.g. ill-health, family circumstances.
Where proof is provided in accordance with these terms and conditions and to our reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation.
Evidence required where there is a cancellation by you
Notify us of your intention to cancel prior to 1 August
No further evidence is required beyond notifying us, but your Booking Fee will be retained as a cancellation fee.
Failure to get in to your first university of choice
Should you fail to gain the required qualifications and are not accepted into the University you stated as your first choice, you may cancel your Tenancy Agreement and we will refund your Booking Fee and any rent payments made so long as you provide the following information within the timescales mentioned below:
Written confirmation from you that you wish to cancel your reservation due to having failed to obtain the required grades for your first choice University; and
Supporting evidence from the University or UCAS.
This information must be provided to us within 72 hours of your exam results being published to be eligible for a Booking Fee refund. In these circumstances, your Booking Fee and rent payments will be returned in full within four weeks. If you fail to provide the information within 72 hours of your exam results being published, your Booking Fee will be retained as a cancellation fee.
Please note, if you are attending another University in a city where iQ Student Accommodation has a property, our team will be happy to support you in finding suitable accommodation. In this case, your Booking Fee and any rent payments made may be transferred over to your new booking.
Failure to obtain a UK Visa
If you fail to obtain a UK Visa before the start date of your tenancy, we will cancel your Tenancy Agreement and refund any rent payments made so long as you provide the following information:
Written confirmation from you that you wish to cancel your reservation; and
Supporting official evidence to show that the Visa was declined.
This supporting evidence should be supplied to iQ Student Accommodation within 72 hours of you receiving official confirmation. In these circumstances, any rent paid will be returned to you within 4 weeks but an amount equal to the Booking Fee will be retained as a cancellation fee.
Extenuating circumstances
If you are no longer able to attend University and/or live away from home due to extenuating circumstances, such as ill health or family issues, please contact us in order to discuss the matter.
Cancellation by you no special circumstances
Where the reason for cancellation is not one of the three matters listed above, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. You are responsible for finding an eligible replacement tenant, although site staff will assist where possible.
If you wish to cancel the booking and a replacement tenant is found, subject to our agreement, you will be released from the contractual obligations set out in the Tenancy Agreement and any overpaid rent money will be refunded to you, less an amount equal to your Booking Fee as a cancellation fee. Please note that all tenancies commence on a Saturday; therefore the relevant site team will confirm your official release date from your contractual obligations under the Tenancy Agreement.
If you cancel the booking, but you enter into a new tenancy agreement with iQ Student Accommodation in respect of a different room within the same academic year, you will be required to pay to us an administration fee of 50.
Any decision made to release you from the terms of the Tenancy Agreement outside of these criteria is made by iQ Student Accommodation, at its sole discretion, on an individual case by case basis.

COVID-19 Cancellation Policy
Can I cancel my future booking? If you are unable to enrol on your course due to your university course no longer running or travel restrictions or you have not been able to meet the academic or English language conditions of your offer you can cancel your booking under the No place, no pay guarantee. Cancellations are not available to students who are free to travel to the UK and can enrol on their course. In this case, you can request to re-let your room.
What happens if my course start date is changed?
We understand how concerned some of you will be, and we want you to be assured that we will manage changes to the external environment as they develop. This page will be kept up to date with the most recent guidance and advice. As your tenancy start date approaches, please review these pages to check for updates. We will continue to follow guidance and work closely with universities and will be sure to notify any affected residents.
Normal Days Cancellation Policy
Subject to the cancellation periods stated above once you have signed your tenancy agreement you will be legally bound by the terms stipulated in your tenancy document.
If your offer of a place at your preferred/current University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades or passing your end of year exams, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of
These document(s) must be received by us within 7 calendar days from the date your results are published or by 1st September (whichever date is the sooner). Please email the documentation to the property email. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund your deposit in full.
If the Tenancy has already commenced, and you have NOT collected your keys, you will be charged for the period from the Tenancy Start Date to the date you send us with evidence that you have not been granted a VISA, provided that we receive the evidence in writing within 1 week of your notification. If you have moved into the accommodation prior to your Visa application being declined you will be responsible for the rent until we can find a student to rent your room.

If you cancel your booking after those 14 days, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students and we are able to re-let the room. The replacement tenant must be over the age of 18 and a have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information). If you find a suitable replacement tenant and the room is re-let we will refund your deposit, less any appropriate charges, as well as a deduction of 50 for the variation of the contract.
Covid-19 Special Tenancy Procedures for 2020-21 Academic Year Bookings
Tenancy Agreement
The tenancy agreement is a legal contract between the tenant and Homes for Students. The tenancy agreement is for a fixed term and the student (and guarantor) are liable for the full term of that agreement unless and until express written release is granted.
The usual Termination of Student Tenancy Policy applies for all cancellation requests that are not EXPLICITLY related to the COVID-19 (Corona virus) outbreak.
Initial Cancellation Period A student can cancel a tenancy agreement for up to 14 days after the date the booking is confirmed (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. We will refund the full security deposit. 20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.
Outside the Initial Cancellation Period If a student wishes to cancel outside of the Initial Cancellation Period, and the cancellation reason is explicitly related to COVID-19, then the following applies:

Outside Initial Cancellation Period You may cancel outside of the Initial Cancellation Period in the following circumstances:
20-21 Course which is reliant on IELTS/Pre-sessional course If the student is a prospective first year Undergraduate or Postgraduate student and the offer of a place at the University or Higher Education Institute in the UK is subject to completing and passing an IELTS (or equivalent) in the UK or in the students country of origin, and this is unable to be completed because the IELTS (or equivalent) is withdrawn entirely, the student may be eligible to be released from the 20-21 tenancy agreement.
The student must provide written evidence that the course is no longer taking place at all within 3 days of being notified by the education institute and we will release the student from the 20-21 contract without penalty and refund the deposit paid.
Travel Ban If the student is unable to travel to, or enter, the UK due to a restriction on leaving their country of origin, or a restriction on entering the UK which means they cannot arrive in time to start their course, the student may be eligible to be released from this agreement subject to evidence being provided of a formal travel ban being in force.
There must be a specific government ban in place at the start date of the students course that prevents the student coming to the UK, or entering the UK in time to start their course, and there must be no realistic prospect of a delayed course start date.
Covid-19 Special Tenancy Procedures for 2020-21 Academic Year bookings 2020
20-21 Flexible Start *SOME PROPERTIES ARE EXCLUDED FROM THE 2020-21 FLEXIBLE START POLICY, THIS IS ONLY APPLICABLE AT PROPERTIES AS DISPLAYED If the course start date in the UK is formally delayed by the University or Higher Education Institute, the student may be eligible for a reduction in the 20-21 tenancy length, and start the tenancy later.
The student must provide written evidence that the course start date has been delayed within 3 days of being notified by the education institute, or this must be publicly available and formally announced by the University, the contract may be adjusted accordingly.
If a tenancy agreement is adjusted, the reduction in tenancy length will be by a maximum of the length of the formal delay to teaching unless specifically stated otherwise. Some properties may have a maximum length of delay.
Termination by Choice A tenancy cannot be terminated outside of the Initial Cancellation Period by a student who is already in the UK, or by a student who does not want to attend the university, or who does not want to come to the UK of their own choice. The student remains liable for the entire rent until a suitable replacement tenant is found and all clauses within the tenancy agreement remain applicable. If the room is re-let we will refund the deposit, less any appropriate charges and a deduction of 50 for the administration of the variation of the tenancy agreement.

COVID-19 Cancellation Policy
If you wish to end your tenancy due to health reasons, or if you are no longer able to travel, please email your request to the property email explaining the reasons why. Your request will be reviewed, and a response sent to you.
Regular Cancellation Policy
Cooling Off Period
For bookings made on or before 31st July 2020 you have a 10-day cooling-off period. For bookings made after 31st July 2020, you have a 3-day cooling-off period. You may cancel your contract by giving us written notice by post or e-mail. The notice must reach us by the end of the 10th or 3rd day (as applicable) after the day we confirm to you that your accommodation booking is concluded and before you collect your keys for your accommodation (check-in), whichever is the sooner.
If you validly cancel during the cooling-off period, we will reimburse the security deposit fee and any pre-paid accommodation fees.
Cancellations before you have moved in
Outside of the cooling-off period outlined above, you may request to cancel your accommodation contract in writing. A Termination of Tenancy fee of 75.00 will apply which we will deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to Mansion Student, to take over your accommodation contract. Mansion Student will use reasonable endeavors to help you to find a replacement tenant but cannot guarantee that a replacement will be available. Mansion Student will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied*.
Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation. Once the replacement tenant has completed all the required documentation and made any payments that are due, we will process the refund of your security deposit if applicable and refund any advance rent payments that may be due to you.
Cancellations after you have moved into the accommodation
The cooling off period ends once you have moved into the accommodation, even if you move into the accommodation within 10 or 3 days (as applicable) of concluding your contract.
A Termination of Tenancy fee of 75.00 will apply which we will deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to Mansion Student, to take over your accommodation contract. Outside the Initial Cancellation Period If a student wishes to cancel outside of the Initial Cancellation Period, and the cancellation reason is explicitly related to COVID-19, then the following applies:

Outside Initial Cancellation Period You may cancel outside of the Initial Cancellation Period in the following circumstances:
20-21 Course which is reliant on IELTS/Pre-sessional course If the student is a prospective first year Undergraduate or Postgraduate student and the offer of a place at the University or Higher Education Institute in the UK is subject to completing and passing an IELTS (or equivalent) in the UK or in the students country of origin, and this is unable to be completed because the IELTS (or equivalent) is withdrawn entirely, the student may be eligible to be released from the 20-21 tenancy agreement.
The student must provide written evidence that the course is no longer taking place at all within 3 days of being notified by the education institute and we will release the student from the 20-21 contract without penalty and refund the deposit paid.
Travel Ban If the student is unable to travel to, or enter, the UK due to a restriction on leaving their country of origin, or a restriction on entering the UK which means they cannot arrive in time to start their course, the student may be eligible to be released from this agreement subject to evidence being provided of a formal travel ban being in force.
There must be a specific government ban in place at the start date of the students course that prevents the student coming to the UK, or entering the UK in time to start their course, and there must be no realistic prospect of a delayed course start date.
Covid-19 Special Tenancy Procedures for 2020-21 Academic Year bookings 2020
20-21 Flexible Start *SOME PROPERTIES ARE EXCLUDED FROM THE 2020-21 FLEXIBLE START POLICY, THIS IS ONLY APPLICABLE AT PROPERTIES AS DISPLAYED If the course start date in the UK is formally delayed by the University or Higher Education Institute, the student may be eligible for a reduction in the 20-21 tenancy length, and start the tenancy later.
The student must provide written evidence that the course start date has been delayed within 3 days of being notified by the education institute, or this must be publicly available and formally announced by the University, the contract may be adjusted accordingly.
If a tenancy agreement is adjusted, the reduction in tenancy length will be by a maximum of the length of the formal delay to teaching unless specifically stated otherwise. Some properties may have a maximum length of delay.
Termination by Choice A tenancy cannot be terminated outside of the Initial Cancellation Period by a student who is already in the UK, or by a student who does not want to attend the university, or who does not want to come to the UK of their own choice. The student remains liable for the entire rent until a suitable replacement tenant is found and all clauses within the tenancy agreement remain applicable. If the room is re-let we will refund the deposit, less any appropriate charges and a deduction of 50 for the administration of the variation of the tenancy agreement.
