In the case where a Resident wishes to withdraw from their application, who after accepting the offer of accommodation and has paid a holding and / or security deposit and/or rent, must give at least 28 days written notice prior to either the commencement date of their Tenancy Agreement or the Semester start date, whichever is the earliest.




• Where the appropriate notice is given, then a portion of the security deposit may be refunded at the discretion of property management, dependent on the subsequent re-letting of the apartment to another party. 




• In the event that an Applicant has fulfilled all obligations as defined by property management but the offer of accommodation at property management is withdrawn more than 28 days from commencement of the lease, or if  management is unable to provide accommodation in accordance with our obligations, all security deposit payments and advance rent instalments will be fully refunded. 




• However, whilst property management representatives will try to offer applicants the rooms or units of their choice, this may not always be possible.

Cancellation without penalty is possible if:


• You fail to meet student status requirement;


• You fail to gain lawful entry into Australia

There is no set amount of notice a Resident can give if they wish to break the Tenancy Agreement early for exceptional reasons. However, it is in the Resident’s best interest to give as much notice as possible and, as a guide, two weeks’ notice should be the minimum time. 




When considering prematurely terminating your Tenancy Agreement, it is your responsibility to do one of the following: 


• Continue to pay rent as per the agreement until the unit is re-let. We will refund any monies owed to you if and when the unit is re-let. 


• Find another suitable person to take over your unit so there is a continuation of payments to the unit owner. 


• In all cases the unit must still be returned to the same standard that it was in at the commencement of the lease.

If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the property management directly.




Cancellation without penalty is possible if:


You cannot enter Australia due to border closures or restrictions.

Cancellation due to: 


• Providing false or misleading information during your application or booking process 


• Failure to pay your bond or rent in advance 


• Failure to sign the Residential Tenancy Agreement when required 


• A change of mind will result in a monetary penalty. 




This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.

The property does not require you to provide any guarantors.
