To secure an apartment, the Tenant must pay the first month’s rent and the bond (equivalent to one month rent)

• In the case where a resident wishes to withdraw from their application, who after accepting the offer of accommodation and has paid a holding and / or security deposit and/or rent, must give at least 28 days written notice prior to either the commencement date of their Residential Tenancy Agreement or the Student Living On Villiers Semester start date, whichever is the earliest.

• Where the appropriate notice is given, then a portion of the security deposit may be refunded at the discretion of Student Living On Villiers management, dependent on the subsequent re- letting of the apartment to another party.

• In the event that an Applicant has fulfilled all obligations as defined by Student Living On Villiers but the offer of accommodation at Student Living On Villiers is withdrawn more than 28 days from commencement of the lease, or if Student Living On Villiers management is unable to provide accommodation in accordance with our obligations, all security deposit payments and advance rent instalments will be fully refunded.

Cancellation without penalty is possible if:

• You fail to meet student status requirement;

• You fail to gain lawful entry into Australia

Any cancellation of confirmed booking prior to arrival / lease start or early termination of lease will be dealt with on a case by case basis.

By accepting the offer upon booking – you agreed to the terms and conditions contained in the Residential Tenancies Agreement. By sending us money you accepted the Standard Residential Tenancy Agreement, the rent payable, the lease terms including the start and end date of the lease. Further, you agreed that the need for your signature was given by way of this electronic communication. (Per S.9 Electronic Transactions (Victoria) Act 2000).

When considering the premature termination of your Residential Tenancy Agreement, it is your

responsibility to:

• Pay all associated costs including applicable advertising and break lease fees as set out in

your Residential Tenancy Agreement.

• In all cases, a departure cleaning fee applies.

If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email the

property management directly.

Cancellation without penalty is possible if:

You cannot enter Australia due to border closures or restrictions.

Cancellation due to:

• Providing false or misleading information during your application or booking process

• Failure to pay your bond or rent in advance

• Failure to sign the Residential Tenancy Agreement when required

• A change of mind will result in a monetary penalty.

This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.

The property does not require you to provide any guarantors.
