OUTSTANDING CENTRAL LOCATION — SURPRISINGLY QUIET

Bright, spacious room of approx. 19 m2 with two windows and a high ceiling, in a well-kept period building in one of those rare Frankfurt locations that combines excellent connections with a genuine residential neighbourhood.

Owner-managed, personal and easy-going.

The room is part of a strictly non-smoking shared apartment with three flatmates in total.

Permanent occupancy by two people is generally possible. For regular monthly rentals of more than one month, there is a €150/month surcharge for a second person.

LOCATION — CLOSE TO THE MAIN, CLOSE TO EVERYTHING

One of the strongest features of this apartment is its location.

The Main river and its riverside paths are less than a minute's walk away. Step out of the house and you are almost immediately by the water — ideal for walking, running, cycling or simply taking the scenic route into the city centre.

At the same time, Frankfurt Central Station is only around a 5-minute walk away, providing excellent local, regional and long-distance connections.

Importantly, however, the immediate surroundings do not have the character of the station district. Esslinger Straße is part of an established and lively residential neighbourhood, with people of different ages and backgrounds living side by side. The atmosphere is residential, mixed and pleasantly everyday rather than dominated by the nearby railway station.

This combination is what makes the location rather special: you benefit from being extremely close to one of Germany's major transport hubs without feeling as though you live next to one.

The city centre is easily reached on foot or by e-scooter, and one of the nicest ways to get there is simply to follow the Main.

Despite this very central location, the street and the apartment are generally surprisingly quiet.

Free public parking can generally be found nearby.

IMPORTANT TEMPORARY INFORMATION

There are currently a few temporary technical issues in the apartment:

• The gas boiler is currently out of service, which means there is no hot water at present.
• The washer-dryer is currently unavailable.
• The dishwasher is currently unavailable.

The necessary repairs are firmly scheduled for completion by 21 September 2026 at the latest.

Anyone booking the room before that date does so with the clear understanding that these temporary limitations may remain in place until 21 September.

To give the tenant a clear safeguard, if the above issues have not been fully resolved by 21 September, the rent will be reduced by 25% from that date until they are resolved. In addition, the tenant will no longer be bound by the agreed notice period.

The clear expectation is that everything will be fully operational again by 21 September.

INITIAL BOOKING & RENTAL ARRANGEMENT
