41 Castle Street, Leicester is one of the most popular student accommodation in Leicester City Centre, providing students with a truly exceptional experience. There are a range of stylish studios and fully furnished en-suite bathrooms and fitted kitchens. The University of Leicester building is a short drive from the property, and 41 Castle Street, Leicester is at a walking distance from De Montfort University.  

The property does not take any deposits. The payment of £200 you make upon booking is a rental payment and is offset against your first or only instalment of rent.

You can choose to pay your rent in one of the following ways:


1. In full.


2. By 3 instalments.


3. On a monthly basis via Housing Hand.




Please note:

1. Full-year payment: If you book a room after the 1st of July you will need to make the full payment at the time of booking.

2. Instalment plan:  If you book a room after the date shown for the first rent instalment you will need to make payments one and two at the time of booking.

3. Monthly plan: If you book a room after the date shown for the first rent instalment you will need to make payments one and two at the time of booking. Additionally, you can choose only monthly instalments via Housing Hand.

Credit/debit card, or bank transfer.

1. Prior to entering into a Tenancy Agreement:


(a) If your notice of cancellation is received by the property in writing prior to the tenancy agreement being confirmed, and within 7 days of submitting an application, they will make no charge and your Advance Rent payment will be refunded in full.


2. After entering into a Tenancy Agreement, but before the tenancy start date:


(a) If your notice of cancellation is received by the property in writing within 72 hours of the Confirmation of Booking email being sent, and the period of the tenancy has not commenced, they will make no charge and the Advance Rent payment will be refunded in full; or


(b) If your notice of cancellation is received by the property in writing after more than 72 hours of the Confirmation of Booking email being sent, and the period of the tenancy has not commenced, they will not accept a cancellation/surrender of your tenancy agreement for the Room until a replacement tenant is found for the Room.


3. On or after the tenancy start date:


(a) If your notice of cancellation is received on or after the tenancy start date, the property will not accept a cancellation/surrender of your tenancy agreement for the Room until a suitable replacement tenant is found for the Room

If the Tenant does not take up occupation of the Room, or if the Tenant vacates the Room before the end of the Tenancy Period, that alone will not terminate the tenancy agreement. The Landlord is under no obligation to agree to a request for early termination from the Tenant. If the Tenant wishes to end the tenancy agreement before the Tenancy Period expires, the Tenant must apply in writing to the Property Manager’s office, stating when the Tenant wishes to end their tenancy. On receiving an application for early termination from the Tenant, the Agent will review its waiting list and, if necessary, advertise the Room as available to let.




If a suitable replacement tenant agrees to take a tenancy of the Room at the Rent for the remainder of the Tenancy Period, the Landlord will agree to end the tenancy agreement PROVIDED THAT:




1. The replacement tenant has entered into a tenancy agreement and procured a guarantor (or paid the Rent in full in advance);


2. The Tenant has paid Rent and any default charges or Damages that accrued up to the date of termination;


3. The Tenant pays a fee of £100 + VAT on account of the Agent’s costs for arranging an early termination of the tenancy (or agrees it may be deducted from any Rent that is due to be refunded to the Tenant).




NOTE: If the tenancy agreement or the tenancy is terminated under the above clauses, the Landlord shall be entitled to deduct any outstanding early termination fees, Damages and default charges before refunding to the Tenant any pre-paid Rent relating to the period after termination of the tenancy agreement

All UK students will be required to provide a UK guarantor. If you do not live in the UK and do not have a UK guarantor, you will need to pay for your rent in full. The guarantor needs to be either in full-time employment, self-employed or in receipt of a state/private pension.

Book a room today, but if you don’t get your Visa approved for studying in the UK, and no longer require the room, you won’t pay a penny.

In the event you fail to take all reasonable steps to enter into a confirmed tenancy agreement within 7 days of submitting an application, the property reserves the right to retain the Advance Rent payment.
