Q3 Apartments is a homely student accommodation in Manchester that offers a range of studios and shared three, four and five-bedroom apartments. The property is a 12-minute walk away from the University of Manchester and 20 minutes walk away from Manchester Metropolitan University.

1. A deposit of £150 needs to be paid in order for you to book your room.

2. This deposit is protected during your stay with the property and as long as your room and communal areas are left in good condition, will be returned in full at the end of your stay.

1. If you are a student with a permanent UK home address then you will usually have the option of paying in one or four instalments.

2. If your permanent home address is outside the UK then you have the option of one payment or four instalments if you have a UK Guarantor.

Please note: you may have to pay an extra premium amount (depending upon the room type) if you choose to pay in instalments.

Pay using a debit card or a credit card, over the phone or at the reception you can also pay via easy bank transfer.

If you have not collected your keys for the accommodation, you may cancel your booking by emailing the property management within 7 days of you receiving your booking confirmation (7 day cooling off period). If you cancel within these 7 days, a full refund of deposit and any advance rent payments you have done will be made.

‘First Year Guarantee’ – applicable to 1st year students only. Some of the accommodation managed by the property management allows first year students to cancel their tenancy agreement free of charge if their examination results change their plans: for example, a prospective tenant who fails to achieve the grades needed to take their place at their chosen university, or who surpasses their predicted grades and chooses to take a place at another university. If your chosen accommodation offers this guarantee, before you are released from your contract, you will be required to provide:

1. A rejection letter from your original university of choice

2. Where applicable, an acceptance letter from the new university

If a student transfers to a university in a city where the property management manages accommodation, they may (subject to availability) offer the student a tenancy at the new location on the same terms as the student’s original booking. If this offer is made and refused, the original contract will be cancelled, but they will charge a cancellation fee (not exceeding £100) and (if the tenancy has started) charge rent up to the date of cancellation.

All documentation must be received by the property management via email within 7 calendar days from the date your results are published.

Students that require a visa to study in the UK may cancel their booking if their visa application has been rejected. The student must provide evidence of their visa application rejection letter within 7 days of notification before the move in date and if applicable a full refund will be given. Evidence must be sent via email to Accommodation Office.

Upon expiry of the 7 day cooling off period, you will have to pay all amounts due on your Tenancy Agreement unless a replacement Tenant is found. If a replacement Tenant is found, the property management will release you from your tenancy agreement after 7 days of the new tenant signing their contract. If the replacement is found after the start date of your tenancy agreement, they will release you from the start date of the replacement Tenant's new Tenancy Agreement. Any liability until that moment will remain with you.

Each fully furnished room has a three-quarter or double bed with under-bed storage, a private bathroom, a desk and a chair, free high-speed WiFi, and a TV. You’ll have fitted appliances in the kitchen, and an onsite launderette, while all your utility bills will be included in the rent. A living area will always be there whenever you feel like socialising.

2. Your guarantor does not need to be based in the UK (in case, the student wants to pay in instalments a UK-based guarantor is required).

3. Anyone over the age of 25 can be your guarantor.

4. If you do not have a valid UK based guarantor but still want to pay in instalments, the property recommends using the services provided by YourGuarantor. They can act as a UK Rent Guarantor for students attending UK Universities.
