- The US$99 holding fee is fully refundable within 6 days of payment. Full refund is applicable whether your booking is finalized with Amber or even if we're unable to find a suitable match for you.
In case of early termination of the lease, students need to give a 30 days notice and pay an early termination fee which is the amount of two months' rent.
1. Once the application is approved, the student can pay the holding deposit and guarantee their place.
2. The deposit will depend on the room type you select. The deposit might change due to availability, please get in touch with your amber agent to know more.

3. Also, before moving in, the student needs to pay a $250 (one-time placement fee) and the first month’s rent.
Credit cards, Debit cards, ACH payments, personal checks, cashier’s checks or money orders are also accepted.
The property requires you to provide a valid US based guarantor.
1. If the lease agreement is only for one quarter, an advance payment for the quarter is required.
2. If it is a longer lease (semester or academic year) you can opt for monthly payments.
To book a room you need to pay security deposit of $500.
The property does not offer a cooling off period, all contracts are legal and binding.
If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
