Historic building from 1900 with modern vibes in the heart of Wiesbaden. This is a raised ground-floor studio with 18.8 square meters. The apartment was completely rebuilt in (hidden), thus it is a new construction within an old building. It features underfloor heating powered by a heat pump. The floor is covered with marble tiles. The walls are insulated with a Multipor/lime plaster system, which ensures a pleasant indoor climate. Due to this insulation system, there is a strict no-smoking policy in this unit. The bathroom includes a very large walk-in shower. The windows are modern soundproof windows with electric shutters that can also be controlled with the existing Alexa. In addition to the fully equipped kitchen, you will find a 160x200 box spring bed, a seating area by the window, and a big TV with a Fire TV Stick. You will receive a package mailbox that can accommodate packages of medium size. The ceiling light can be dimmed and the light color adjusted. There is indirect lighting that can be set to any color. The apartment features a painting (on loan) by the Spanish artist Juan Ruiz-Gonzalez, which can be exchanged for another or purchased as a keepsake. Networked smoke detectors are installed in the building. The flat has a large storage area (above the bathroom) which can be accessed with a ladder. The rooms are over 3m high. I would say the studio is compfortable for one person, second person is possible with additional fee. A parking space can be rented for €75 upon request. Pets are allowed upon inquiry. The wash machine and dryer are located in the basement and for shared use. The big balkony is separated in the middle with a milk glass for use by two appartments. Electricity, Water and heating is included within normal use. Exessive use will be applicable to a extra charge. Heating will not work while windows are open.
