About the Apartment & Room:
Fully furnished, quiet, and very bright room for rent in a prime location in Barcelona (Calle Sant Quintí / Ronda Guinardó). Located just 20-30 meters from the Metro Station (Line 4 - Yellow, Guinardó | Hospital de Sant Pau).

The flat is extremely peaceful, equipped with high-speed Wi-Fi, and features two bathrooms (one full bathroom with a shower and an additional toilet).

The Flat & Atmosphere:
- Looking for: Female tenants only (master's/postgraduate students, medical residents / MIR, or working professionals) who are clean, orderly, and respectful.
- Family Context: I am a working professional living alone in the flat. Every two weeks (alternate weekends, Friday to Sunday), my two daughters (11 and 17 years old) stay with me. To ensure a comfortable, safe, and pleasant home environment for them, I strictly rent to women.
- Quiet & Independent Environment: During the week, the apartment is very quiet, providing complete independence and privacy to study or rest, as I spend most of the day working. On the alternate weekends when my daughters stay over, the atmosphere remains warm, quiet, and very respectful.

Rent & Conditions:
- Rent: €700 / month (ALL UTILITIES INCLUDED: electricity, water, gas, and high-speed Wi-Fi).

Sobre el Piso y la Habitación:
Se alquila habitación amueblada, muy luminosa y tranquila en excelente ubicación en Barcelona (Calle Sant Quintí / Ronda Guinardó), a solo 20-30 metros de la boca de metro (Línea 4 - Amarilla, estación Guinardó | Hospital de Sant Pau).

El piso es muy silencioso, cuenta con Wi-Fi de alta velocidad y dispone de dos baños (un baño completo con ducha y un aseo adicional).

Ambiente y Convivencia:
- Perfil buscado: Exclusivamente chicas (estudiantes de máster/posgrado, residentes MIR o profesionales) limpias, ordenadas y respetuosas.
- Contexto familiar: Soy un profesional trabajador que vive solo en el piso. Cada dos semanas (fines de semana alternos, de viernes a domingo), mis dos hijas (de 11 y 17 años) pasan el fin de semana conmigo. Por su comodidad y tranquilidad, alquilo únicamente a mujeres.
- Entorno tranquilo e independiente: Durante la semana disfrutarás de máxima tranquilidad e independencia para estudiar o descansar. Los fines de semana alternos que están mis hijas se mantiene un ambiente muy tranquilo, familiar y respetuoso.

Precio y Condiciones:
- Precio: 700 € / mes (TODOS LOS GASTOS INCLUIDOS: agua, luz, gas e internet Wi-Fi).
