The apartment is located in an absolutely quiet play street in the city center, 10 minutes walk from the train station and pedestrian zone, in the immediate vicinity of the emerging KuBic Frankenhof with day care center. The nearest high school is 100 meters away, elementary schools are within walking distance.
The attractive and as good as new apartment on the second floor is characterized by an upscale interior. It can be moved into immediately. The apartment has a large open entrance-dining-living area with openly connected kitchen with built-in kitchen (see floor plan). Separated from it are WC/shower, study/nursery and a large bedroom with openly following large daylight bath and at it a dressing room(walk-in closet). The loggia is accessible from the kitchen and the living room. To the apartment belongs a ground floor storeroom.
The building was renovated in 2004/2005 and has new building status. The apartment has been little used as a second home since then and shows no signs of use. It has been partially renovated. Flooring is beech parquet except for entrance/kitchen (linoleum), bathroom (tiles), dressing room (carpet).
The apartment will be rented furnished. To the equipment belongs beside the furnishing (see photos) a kitchen equipment and if requested also bedding/linen. The apartment is therefore immediately habitable without restrictions. A longer-term tenancy is preferred, minimum rental period is 6 months.
The apartment has no parking space. With a resident parking permit (available at the main residence Erlangen) free public parking is possible near the house.

The apartment is located in an absolutely quiet play street. In the immediate vicinity are the Bohlenplatz with its pubs and stores and children's playground, and the stops of several bus lines, esp. at the Langemarckplatz. The Christian-Ernst Gymnasium, a day care center and the emerging in KuBic Frankenhof are in the immediate vicinity. The train station and pedestrian zone are within 10 minutes walking distance.
