Two rooms, not one. There's a 13.6 m2 main room and, through a doorway, a separate 5.4 m2 bedroom, 19 m2 between them. Work in one, sleep in the other, and never have your desk staring at you from bed. In a flatshare that kind of separation is hard to come by.
Both rooms have been fully renovated and come furnished (the actual furniture may differ from the photos). The main room is the striking one, with high ceilings, exposed beams, solid wood parquet, air conditioning, and a proper desk. It has space to sit, eat and work. The bedroom sits quietly off to the side and holds a queen-size double bed.
Rent is a flat €1,050 a month with nothing on top. Utilities, heating, electricity, 500 Mbit/s broadband and a fortnightly clean of the shared areas are all included. No year-end bill, no surprises.
The flatshare
Three of us on paper, though there's a room going alongside this one. It's me, Max (23, working in tech), and whoever takes the rooms. The vibe is easy and considerate: not a place where people just pass through, but not a party flat either. We'll cook together or fire up the grill on the terrace now and then, but there's no expectation to.
Beyond your own two rooms, everything shared is yours too: the kitchen (around 20 m2), a modern bathroom with a rain shower, a separate guest WC, and the roughly 30 m2 roof terrace looking out over the city.
The area
You're in the heart of the Agnesviertel, widely considered the most beautiful part of Cologne. Cafés, restaurants, the weekly market and Fort X park are all on the doorstep. Town and the main station are 10 to 15 minutes off, on foot or by tram, with Ebertplatz and Reichenspergerplatz both walkable. Supermarkets, bakeries and pharmacies are all close by, and the Rhine and old town are a short cycle away.
Practical details
The whole flat went through a full renovation recently and is kept in excellent shape. The building is heritage-listed, so there's no energy certificate to provide. You can move in from 1 August 2026, and the length of stay is open, so we can work it out together. The deposit is three months' rent (€2,160).
