Eligible international students can enter into a Residential Tenancy Agreement with the property management before a VISA is granted by the relevant government authority with the knowledge that Residential Tenancy Agreement can be terminated with limited liability. The property management will release any qualifying international students (students coming from overseas), up to and including the first 14 days from the start date of the Residential Tenancy Agreement.




If you are notified by Department of Immigration that you are not granted a Visa to study in Australia




1. You must notify the Property Management in writing (Resident Notification) within 3 days from receiving notification from the Department of Immigration. 


2. If you comply with all of the above terms, your liability under the Residential Agreement will be limited to the Residential Fees and other charges payable under the Residential Agreement from the contract start date to the date dwell Management receives the Resident Notification from you. Your holding deposit (1 weeks rent) and any advanced rent payment made to dwell will be returned to you.


3. Any resident cancelling after the first 14 days of your lease agreement commencing is liable for rent until a replacement is found.

First-year student or a student studying for the first time at University, or transferring from a University outside of Melbourne (“First Year Student”) can enter into a Residential Tenancy Agreement with the property management before receiving and accepting an offer for admission to study. The property management will release any such qualifying First Year Student from their Residential Agreement subjected to the following conditions:




1. The education institute DOES NOT offer an admission to study to the First Year Student


2. Documentation with supporting evidence (for example notification from the University) must be given and received by the property management within 10 days from the date whereby the education institute releases its main offers for admission to study (Academic year / Semester 1 or Semester 2)




Once the proper documentation is received by the property management, the Residential Agreement will cease. The liability under the Residential Agreement will be limited to the Residential Fees and other charges payable under the Residential Agreement from the contract start date to the date the Management receives the Resident notification.

After submission of application, a room offer email will be sent to applicant. A holding deposit equivalent to 1 week’s rent is to be paid within 3 days from the date of the room offer email in order to successfully hold the room assigned. The holding deposit will be transferred to the first 1 week’s rent after applicant have entered into a tenancy agreement with the property management. If the holding deposit is not paid within 3 days from the date of the room offer email, unless agreed by the property management, the assigned room will not be held for the applicant and the signed tenancy agreement will be considered null and void.




Within 48 hours from the time the payment of the holding deposit is made, applicant can cancel the application and obtain a refund of the holding deposit, less an administrative fee of $50. After the 48 hours, the holding deposit will not be refunded, with the exception of first-year students who did not secure a university offer or a visa

Cancellations received after payment of holding deposit and bond but before the signed Residential Tenancy Agreement commencement date




1. Cancellation requests must be submitted in-writing via e-mail.


2. If cancellation is requested before the agreement start date the customer is liable for the payment of rent for the room as stated in the tenancy agreement until an approved replacement is found. Please be aware that the property management is obliged to fill rooms that are already vacant before newly departed rooms can be filled, following a queue.


3. The property management reserves the right to recover reasonable costs (included but not limited to cleaning, advertising, administration costs and loss of rent) for agreement cancellation and early termination from the holding deposit or bond payments until a replacement tenant is found. A Cancellation /Reletting Fee of $100 applies and must be paid directly to the property management as it cannot be deducted from the bond.


4. Residents are responsible for rental payments according to the Residential Agreement for the whole period of their agreement or until such time as an approved replacement is found (whichever comes first).


5. The property management must approve all replacement tenants. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom the property management already holds an agreement.






Cancellations received after the signed Residential Tenancy Agreement commencement date




1. Cancellation requests must be lodged by completing a Notice to Leave by Tenant, available upon request at Property Reception.


2. A Cancellation /Reletting Fee of $100 applies and must be paid directly to the property management as it cannot be deducted from the bond.


3. Residents are responsible for rental payments according to the Residential Agreement for the whole period of their agreement or until such time as a suitable replacement is found (whichever comes first). Please be aware that the property management is obliged to fill rooms that are already vacant before newly departed rooms can be filled, following a queue.


4. The property management must approve all replacement tenants. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom the property management already holds an agreement.


5. The outgoing tenant should allow at least 3 working days for cleaning and maintenance to be done after their departure and prior to the contract commencement date of the incoming tenant. Rent for such time and the cleaning fees are payable by the outgoing tenant.


6. Departing tenants are required to complete a Bond Claim Form prior to departure. Bond monies will be processed on the updated end date of the current Residential Tenancy Agreement, subject to apartment inspection following Property Management Rules.


7. On the day of departure, room key is to be returned to Reception prior to 10:00am. Keys returned after 10:00am will incur additional charges unless prior arrangements have been made with Property Administration.

1. You are required to pay a bond (equivalent to 4 weeks rent) within 2 weeks of the deposit payment.


2. It will be refunded to you at the end of the tenancy, provided you have no outstanding rent, damages to the room or cleaning fees.


3. If you book a short-stay you do not need to pay a bond.

1. Students could choose pay in full or pay by instalment.


2. If you choose pay in full, it is necessary to pay full rent before your check in date.


3. If you choose pay by instalment, you need to pay the rent of the next 28 days on rent payment date every month.




Note: You can view the exact rent payment schedules in your contract.

A guarantor is not required by the property.
