IMPORTANT: This Landlord ONLY accepts booking requests that are:
· SEMESTRAL:
from September 1st to February 28th
from March 1st to August 31st
· ANNUAL: from September 1st to August 31st. For shorter periods the following surcharge applies:
50 euros for 11 months rental from September 1st to July 31st
90 euros for 10 months rental from September 1st to June 30th
The Landlord only accepts bookings from students between 18 and 29 years old.
IMPORTANT: rental payments are regulated as follow:
For rental periods longer at least 10 months:
At the check-in the tenant has to pay the admin fee of 450 euros + 25 percent of the remaining amount.
Within November 5th another instalment of 25 percent is due
Within February 5th another instalment of 25 percent is due
Within May 5th the final instalment of 25 percent is due
For rental periods shorter than 10 months:
At the check-in the tenant has to pay the admin fee of 450 euros + 50 percent of the remaining amount
Within November 5th another instalment of 50 percent is due

Please notice that bedrooms will be cleaned anytime the tenants change, however the cleaning of the common rooms are responsibility of the tenants living in the flat.
Located on the third floor, very bright and spacious. It offers double exposure and a wide view. It comprises an entrance hall, a kitchen with a balcony, a large bathroom with a shower over the tub, and a smaller bathroom with a shower stall. There are four single suites with double beds and two rooms with single beds. The apartment has been renovated to meet student needs. It features Wi-Fi, a washing machine, and a kitchen equipped with basic cooking utensils.
The area is residential and highly commercial; the context is rich in both services and businesses and is highly valued by students. The area is well-served by public transportation. It is just steps from Roma Tre University. It is important to check travel times from the apartment to your university campus using Google Maps, whether using public transportation or alternative modes such as bicycles and/or scooters. It is important to keep in mind that in a large city like Rome, travel times can often be significant, and it is a good idea to compare these times with your daily class attendance.
