For stays longer than 5 months, the security deposit will be equal to 3 months, for shorter periods equal to 2 months. In the case of two tenants in the same room, the deposit is doubled. Please note that taking up residence inside the apartment is not allowed. HOUSE RULES - It is not allowed to have guests in the house during the day - Overnight guests can be accepted at an additional cost of 20 euros per night and by agreement with the owner. If a tenant hosts someone without informing the landlady, they will pay a penalty of an entire month's rent. - The landlord wants to keep the house clean and will visit the house once every 10 days. The damage caused and the repair costs to the appliances will be paid by the tenants. If a tenant does not respect maximum cleanliness, the contract will be considered concluded after the loss of the deposit. There are 580 euros per month as flat rate expenses to be divided between the tenants present in the apartment. This amount includes condominium expenses, heating, and garbage collection. The costs of electricity, water and gas are calculated based on consumption and to be shared with the other tenants of the apartment. It is absolutely important to make a detailed video that will serve as an inventory. In the event of an early departure, before the contract is concluded, the security deposit will not be returned. Drying clothes in the rooms is not allowed because it causes humidity. Please note that in Bologna, it is mandatory to keep the heating in private homes below 19 degrees Celsius. We therefore recommend that all tenants use fleece sheets and blankets and wear clothing suitable for winter temperatures, even indoors. It is absolutely forbidden to bring bicycles and scooters into the room.

The Engineering Campus in the Terracini – Fiera area is located approximately 1–2 km away and can be easily reached in 10–20 minutes on foot or just 5–10 minutes by bike, making it the most convenient option.

The central university area of Via Zamboni, home to faculties such as humanities, economics, and law, is about 3–4 km away and is well connected by public transport, with travel times of about 15–25 minutes by bus or 10–15 minutes by bike.

The Sant’Orsola area, a key hub for medical studies, is also easily accessible. It is about 2.5–3 km away and can be reached in 10–15 minutes by bike.
