A refundable security deposit equal to 1.5 months' rent is required once for residents who qualify without a guarantor.
- The total rent for the term is divided into equal monthly instalments.
- Instalments are due on the first of each month during the residence.
- Instalment amounts are not prorated, including when a resident moves in after the first of the month or moves out before the last day of the month.
- Rent may be paid online through the resident portal by ACH, debit card, or credit card.
- Cash payments are not accepted.
- Convenience fees may be charged for online payments.
- A guarantor is not required if the applicant qualifies independently by earning 3 times the monthly rent.
- Pay stubs are required for self-qualification.
- Utility Fee: $45–$50 per month, depending on the floor plan; covers all utilities.
- Application Fee: $30 per application.
- Administration Fee: $200 per application.
- Pet Fee: $300 per pet, non-refundable, due at move-in.
- Pet Rent: $20 per pet per month.
- Rent Plus: $10 per occurrence.
- Damage Liability Waiver (DLW): $17 per month; opt-out is available with proof of outside liability coverage.
- Late Fee: $150 per occurrence.
- Transfer Unit Fee: $350 per occurrence.
- Transfer Bedroom Fee: $350 per occurrence.
- Reletting Fee: 1 month's rent per occurrence.
- Assignment Fee: $350 per occurrence.
- Covered Parking: $45 per vehicle per month.
