1. You can cancel your booking in writing or by sending an email directly to the Property Management within 7 days of accepting your tenancy agreement.
2. If you decide to cancel your accommodation booking within these 7 days, they'll arrange a full refund of your deposit.
3. If you book your accommodation on or after 1 August 2024, your cooling off period will reduce to 24 hours only from the point you accept it. If you do cancel your booking within these 24 hours, the property management will arrange the return of your full deposit.
Please note that at the point you receive your key and check in to your accommodation, the cooling-off period will immediately and automatically end.
The property lets you:
1. Pay in Full.
2. Pay in Instalments - 3 instalments due on 1st August, February and April.
3. Pay Monthly - Additional +2% of the rent needs to be paid if you choose monthly instalments. Please inform about the same while making a booking.
Pay using a Credit Card, Debit Card or Bank Transfer.
The property requires you to provide a guarantor. The guarantor can be an international guarantor, not necessarily UK based.

Bills such as WiFi, water, electricity, heating, and cleaning service are all included, along with contents insurance and a TV licence. 2. Please email or write to your Property Management explaining the reason(s) you need to cancel and enclosing official written evidence from the visa authorities/embassy supporting the reason(s) why you cannot attend the relevant University.
3. If sufficient evidence is provided to the property team's satisfaction, you will be eligible for release from your tenancy agreement from the date of our approval of your cancellation request and they will arrange to return your deposit.
1. If you failed to receive the grades needed to take up your University place at the start of the 2024/25 academic year you may be able to cancel.
2. Please email or write to your Property Management explaining the reason(s) you need to cancel and enclosing official written evidence from the relevant University and/or Summer School and/or UCAS supporting the reason(s) why you cannot attend the relevant University.
3. If sufficient evidence is provided to the property Management's satisfaction, you will be eligible for release from your tenancy agreement from the date of our approval of your cancellation request and they will arrange to return your deposit.
1. If you do not wish to live with the property management, post the expiry of the cooling-off period, you will be required to find a replacement person to take over your tenancy.
2. The replacement person must be a student and match the preferences of the accommodation (e.g. female-only flat), and you must not have any rent arrears.
3. The replacement person must sign a contract for the entire length of your tenancy agreement and secure this with payment of the deposit. If a replacement person is found, you will be released from your tenancy agreement from the start date of the replacement person’s tenancy period, provided that the replacement person has signed their tenancy agreement and any applicable cooling-off period has expired.
4. A Tenancy Takeover Fee of £50 will apply. This fee is non-refundable and covers the costs associated with changing your tenancy agreement.
Please note: You are only permitted to do this till 31 MAY 2025. From and including 1 JUNE 2025 a tenancy takeover is not possible.
Dual occupancies are subject to an additional weekly charge of £50 and are limited to studios (To be eligible for dual occupancy, both residents must be students).
