What you'll need

Complete your booking on Amberstudent
On Amberstudent you send the booking request, and you are not charged anything until the landlord confirms. Once accepted, you pay the first month on their platform and you may be asked for an extra document, such as:
- ID card or passport
- Proof of solvency

Arrange your arrival date, key handover and everything else directly with your landlord. Remember also that most providers transfer your money to the owner only 48 hours after your arrival at the house.

The £50 holding fee is fully refundable within 6 days of payment. Full refund is applicable whether your booking is finalized with Amber or even if we're unable to find a suitable match for you

A cooling-off period of 3 days applies from the date of the reservation agreement if a holding fee has been paid.

If the reservation agreement is cancelled within the 3-day cooling-off period, the holding fee will be refunded in full to the original bank account.

If the reservation agreement is cancelled after the 3-day cooling-off period, the holding fee will be retained.

Students may be eligible to cancel their Tenancy Agreement if their visa application is declined. This does not apply if the visa was granted and subsequently withdrawn.

Sufficient supporting evidence, such as official written documentation from visa authorities or an embassy, must be provided.

Students may be eligible to cancel their Tenancy Agreement if they fail to obtain the required grades to study at university at the start of the 2026/27 academic year and consequently lose their student status.

Sufficient supporting evidence, such as official written documentation from UCAS, must be provided.

Students may request early termination of their Tenancy Agreement even if they do not meet the specified Cancellation Criteria. However, release is subject to approval.

If the student is released after the commencement of the tenancy, they will remain liable for rent for 4 weeks from the date of written notification of release, unless a suitable replacement tenant is found and approved.

If the student does not meet the Cancellation Criteria and no replacement tenant is found, they will remain liable for the full rent for the entire tenancy term unless release is approved.

The early end of the academic year or early completion of examinations does not qualify as valid grounds for early termination.

Students who do not meet the Cancellation Criteria may find a suitable replacement tenant, subject to approval.
