Apartment description

This cozy, compact 2+1 apartment is located on the ground floor (right side) of a building completed in 2014. Situated on a hillside, every single room in this apartment offers a direct, panoramic view of the historic Golden Horn (Haliç) and the seaside park right below.

Important Layout & Accessibility Details:
Building Structure: The building consists of 3 floors plus a basement. Due to its hillside location, climbing stairs is inevitable to reach or leave the building.
The Bedrooms:
The rooms are relatively compact and ideal for single occupancy, though it can accommodate up to 2 people. The slightly smaller second room has a balcony, and the bed here consists of two single mattresses placed on top of each other.

Kitchen & Bath:
Fully functional kitchen equipped with everything you need (Note: No dishwasher).

The bathroom is fully equipped.

Internet:

Wi-Fi is currently not active, but the fiber infrastructure is ready. High-speed internet subscription will be activated upon booking.

The Neighborhood & Vibe:
This area was modernized in the 2010s and is now a peaceful, safe residential district. Your neighbors are highly educated and polite professionals (including a university professor and a bank manager). The building atmosphere is quiet and intellectual. Down the hill, you will find a long seaside park along the Golden Horn where various water sports take place. The neighborhood sits at the intersection of Alibeyköy, Gaziosmanpaşa, and Eyüp, making all three town centers easily accessible.

Location & Transit:
5-minute walk to the T5 Tram line (Direct connection to central hubs).Walking distance to Bilgi University (Santral Campus) and Bezm-i Alem University.

House Rules & Rental Terms
Rental Options:
Available for Erasmus/International students for minimum 5-month terms: Fall Semester (September - January) or Spring Semester (February - June). Also available for long-term rentals for working professionals but not less than 99 days by law

Strict House Rules:
Target Profile: The flat is highly suitable for 1 person who values extra space/study room, or maximum 2 mature individuals.

Quiet & Respectful Stay: Out of respect for our high-profile neighbors, quiet hours must be strictly followed between 22:00 and 08:00. No loud music or shouting.

No Parties: Hosting large gatherings, cooking parties, or events is strictly forbidden.

Financials:
The monthly rent is €800.
