All confirmed bookings (holding deposit paid) generally have 48 hours cooling-off period.

VIC - All confirmed bookings will have their deposits refunded if the student decides to cancel their booking before signing their contract.

QLD, SA, NSW - All confirmed bookings will have their deposits held if the student decides to cancel their booking before signing the contract. However, if they can find a student to replace and maintain the full tenancy term and its conditions, they can arrange for a refund of the holding deposit. Management will not be responsible for sourcing a replacement tenant.

1. A bond equivalent to 4 week's rent needs to be paid prior to moving in.

2. This is refundable at the end of the tenancy period, less any deductions and pending charges.

Not with standing any other clause in these Booking Terms and Conditions, if you have paid a holding deposit for a Property and your application for an Australian student visa is denied or not provided by the Australia Government

you may request in writing for your booking to be cancelled in which case: your booking will be cancelled; and the holding deposit and all fees paid by you will be refunded in full, (Full Refund).

In order to qualify for a Full Refund, you must provide us with:

(i) written proof of the relevant circumstance set out in clause.

(ii) a minimum of 2 weeks’ written notice prior to the commencement date of your residential tenancy agreement; and

(iii) a duly completed Refund Form.

Their Deferral and Cancellation Policy is only available to new students with a booking commencing in Semester 2, 2022, who have not previously stayed with us at one of our properties and are currently located outside of Australia. Please note that once your contract commences, this policy no longer applies. This policy relates to individual bookings only; group bookings are not subject to the same terms and conditions. For students currently in Australia, please refer to property management’s Standard Cancellation Policy.

If you need to cancel your booking with us for the reason detailed below, all you need to do is email us no less than 14 days before your contract start date and they will cancel your booking and provide a full refund of any fees paid.

If your scheduled flight is cancelled and an alternate flight is not available, or if there is a travel ban preventing travel from your country of origin or in Australia preventing you from arriving.

Delay in Arrival

Should you need to delay your arrival by more than 14 days we may need to relocate your booking to an alternate property within the property management’s portfolio in close proximity to your current building. Don’t worry, they will certainly be in touch to advise you of any changes and will honour the same room type and weekly rental rate.

We understand that some individuals apply for accommodation while waiting for confirmation of acceptance to and/or enrolment in an education facility and subsequent course offer.

Not with standing any other clause in these Booking Terms and Conditions, if you have paid a holding deposit for a Property and:

You are not accepted into any education facility you applied for.

you may request in writing for your booking to be cancelled in which case: your booking will be cancelled; and the holding deposit and all fees paid by you will be refunded in full, (Full Refund).

In order to qualify for a Full Refund, you must provide us with:

(i) written proof of the relevant circumstance set out in clause.

(ii) A minimum of 2 weeks written notice prior to the commencement date of your residential tenancy agreement

(iii) A duly completed Refund Form.

If you do not comply with the requirements set out in clause, you will not qualify for the Full Refund and this clause will not apply.

The property accepts:

1. Payment in full.

2. Fortnightly payments.

Credit card, Debit card and Bank transfer.

No guarantor is required by the property.

Dual occupancy available on Medium/Large Studio Apartment with an additional AUD 50 per week on top of the full year/ semester rate.

The bed size must be a minimum of a Double Bed Size.
