Apartment description

This fully furnished and equipped 2-room apartment of approx. 55 sqm is located on the 2nd floor of a residential complex completed in 2023 in Moserhofgasse, in close proximity to TU Graz. It impresses with its quiet courtyard location, high-quality furnishings including built-in air conditioning, and a spacious balcony. It is rented for 3 to 12 months (extension possibly available) at an all-inclusive rent, which includes all ancillary costs.

The Apartment
The light-filled living area with floor-to-ceiling windows and a 65-inch Smart TV opens via a sliding door to the balcony. The open-plan fitted kitchen with a natural stone countertop and kitchen bar flows directly into the dining area. The kitchen is fully equipped and features an espresso machine and kettle, as well as complete cooking and dining ware, including pots, cutlery, and glasses. In the sleeping area, a visually separated workspace with a large desk, ergonomic leather office chair, and office cabinet allows for concentrated work in the home office. Continuous oak parquet flooring and ample storage space in all rooms complete the overall picture.

Location
Moserhofgasse offers a central and well-connected location. TU Graz and public transport are quickly accessible, and a SPAR supermarket is only a three-minute walk away. An underground parking space with direct elevator access to the 2nd floor is available upon request.

Rental Conditions
The monthly all-inclusive rent is € 1,390 and includes operating costs, heating, electricity, and fiber optic internet (250 Mbit). The rental period is a minimum of 3 and a maximum of 12 months. This is a non-smoking apartment.
