Landsby is a lovely student accommodation in London that offers a series of comfortable shared and private apartments. College of North West London and University of Westminster Harrow Campus are universities that are close to the property.
Customers have 24 hours from the reservation payment time to cancel their reservation and have their deposit returned. After 24 hours customers can cancel for any reason but will not have their deposit returned to them.
Once customers find their perfect apartment they can reserve it and take it off the market for £300. This secures their booking and allows them to move on to referencing. The reservation fee is then deducted from their first month of rent. As part of the application process, they ask applicants to complete a soft credit check (must have a UK credit history). They require a minimum score of 439 to qualify for Zero deposit. They will need a screenshot of this to them within a maximum of 24 hours of reserving the property. Please note, if they receive this proof after 24 hours, they will not be able to process the 0% deposit.
The payment of a £1000 is a security deposit, which will be registered within a tenancy deposit scheme and provided you leave the apartment in a good condition will be returned to you once you move out.
They do have an affordability criterion which they would require applicants to meet and they have three options available.
• The annual UK based household income must be at least 30x the monthly rent. If you fall below this slightly, you can make up the difference if you have savings that are in a UK bank account which has been untouched in 6 months (they will need to see a copy of the bank statement for this).
• You have a UK based guarantor that meets the full affordability of 42x the monthly rent. The guarantor can not be a company.
• An upfront payment of 6 moths, followed by further upfront payments if the contract is longer than 6 months.
(1) Additional charge for parking. There are also large size washers and dryers in some apartment buildings with a charge for use. These are helpful for doing large loads after a holiday etc, or washing bulky items like a duvet. Utilities are set up and ready to go when you move in. They will be charged by the management on a quarterly basis.
(2) Water, electricity, gas payments are the other additional charges.
(3) Council tax, tv license are optional ones.
The shared apartment here will give you the vibe of your own private home. You will have your own bedroom, a shared kitchen, and a shared bathroom. The apartments come with a comfortable be, a desk, and a chair. Meanwhile, the private apartments will provide your own space with a private bathroom and a private kitchen. The common space is equipped with social spaces, gyms & fitness spaces, resident events, partner perks, resident parking (additional charges), bike storage (additional charges), a roof terrace, resident gardens, a resident lounge, a specialist recycling system, a hireable event space, and guest parking. The Wi-Fi expenses are included in the rent as well.
The property is located in an interesting neighborhood where there are many activities that you can participate in. Drop by Mezze Grill which is close to your new home. There are also many eateries nearby such as Pasta Remoli Wembley Park, and Black Sheep Coffee & Cocktails that you should definitely visit!
Save plenty of time on transportation as bus stops and train stations are not far from here! Fulton Road has a bus stop that is a short 2-minute walk from the accommodation. Sudbury & Harrow Road has a train station that is within driving distance from this property.
