This quiet, bright, modern two-bedroom apartment offers 70 m² of comfortable living space. Located on the first floor, it features exceptionally high three-metre ceilings, a spacious living room with a comfortable seating area and a 65-inch Smart TV, two separate bedrooms, a fully equipped kitchen with a dining area, and a private bathroom. The apartment is located in the Sveti Duh neighbourhood, only 80 metres from Ilica and less than 100 metres from the Sveti Duh tram stop. Tram lines 6 and 11 provide a direct connection to Ban Jelačić Square, which is only six stops away and can normally be reached in approximately 15 minutes. Tram line 6 also offers direct connections to Zagreb Central Railway Station and the Central Bus Station.

Several universities are within easy walking distance. Zagreb School of Economics and Management (ZSEM) and the Catholic University of Croatia are approximately a five-minute walk away, while Algebra Bernays University could be reached in about 7 to 10 minutes on foot. Bajs public bicycle stations are available near the Catholic University and Algebra Bernays University, providing another convenient way to reach the city centre and other parts of Zagreb.

The location is also particularly convenient for medical professionals. The University Hospital for Tumours is only a short walk away, while Clinical Hospital Sveti Duh, Podobnik Maternity Hospital and Clinic, and Sisters of Charity University Hospital are all easily accessible on foot or by tram.
